Just by driving into Pasquinelli’s Parker Estates, you know you are entering a special place. Manicured lawns, tree-lined streets, pups of every size and shape accompanying their humans on walks, other neighbors visiting in the driveways - if “friendly” has a photo in the dictionary, it must look like this. Everything here feels inviting and 7024 Eagle Vail, a two-story, corner-unit townhome adjacent to the greenbelt, is just one fantastic (and available) example.
You can enter this home from the front-facing, two-car garage or from the front door on the east side of the building. Overall, this space has lots of north-south facing windows so the natural light is pleasing almost all year long. When you walk through the front door, you are welcomed into the living room. Two of our favorite features here are the tall ceilings and the access to the back patio. It feels very bright and open to be able to bring that much light and nature indoors.
Wood floors flow throughout the first floor, but the bathrooms and kitchen area have ceramic tile. The large kitchen has lots of storage and a set apart dining area. It’s the perfect size for a breakfast nook but also easily seats six. Just beyond the kitchen, you will find a large pantry, a utility room, a half-bath and access to the garage. There’s lots of smart storage space here too!
The last room on the first floor we haven’t toured yet would be the Primary bedroom; once again, the tall ceilings and natural light are bringing a restful warmth to this space. The ensuite bath has dual sinks, an alcove tub, and a separate shower plus a walk-in closet. These features combine nicely to create the perfect retreat.
The second floor of this charming townhome pushes the idea of “liveable” over the top. There are two bedrooms and a full bath up here, plus a family/game room and a study. When we talk about livability, we are focusing on the spaces that bring flexibility and function to the forefront. Use these rooms how you see fit. Office? Guest bed? Kids/grandkids? Exercise? Crafts? Sewing? Movies? Library? Yes, yes, and all the yeses!
In the backyard, the concrete patio with rock features provides an area to relax, grill out, or dine outdoors. It’s also nice to note that the monthly HOA dues provide access to amenities like the community pool, but also includes structural insurance, roof and fence maintenance, and all front and backyard landscaping. So the upkeep on this townhome can be maintained with minimal effort and almost no extra expense.
The Parker Estates neighborhood is a quiet retreat, but still just minutes away from almost anything you could need. Shopping, dining, and entertainment are easily accessible if you take Marsh to Park and turn left. Just before you get to the tollway, the ever-evolving Shops of Willow Bend presents some of our personal favorites, like Neiman Marcus, Crate & Barrel, and Restoration Hardware. The mall itself also has several unique boutiques. On the east side of the building, a new development called The District at The Shops at Willow Bend has brought some incredible new flavors to our area. Some long-time local favorites (like Whistlebritches and Knife) have found a home with some new and tasty concepts (like Terra and Mexican Bar Co.).
If the great outdoors is more your style, it’s important to note that Gleneagles Country Club is less than five minutes away. Gleneagles offers two pristine 18-hole championship courses, presenting distinct challenges and bringing delight to players at every skill level. A recent multi-million dollar renovation made the courses more accessible year-round! Back at the club, sip and savor in the restaurants, take a dip in the pool, and work out in the fitness center. It really is a membership that enhances your entire lifestyle! Neighboring cities are also bringing golf more to the forefront of our conversations on a daily basis. In May 2023, the PGA will open it’s world headquarters in Frisco and bring some great championship tournaments to our area.
The City of Plano has also done an incredible job of helping residents find more fresh air. This condo is within walking distance of Arbor Hills, a 200-acre park featuring vast areas of natural beauty perfect for walking, jogging, and hiking. The observation tower gives a spectacular view of the city. Across town, but worth every bit of the drive, is Oak Point Park and Nature Preserve, If you’re not a Plano native, this might be a new space to explore but locals have been loving this 800 acres of serenity for years. The park boasts nearly eight miles of concrete trails and five miles of soft surface trails located along Rowlett Creek. Given the right time of year, you might also find a concert or craft fair there.
Although not in the same Willow Bend shopping district, if you head north just two main intersections along Legacy and the Tollway, one of our newer developments, Legacy West, has some great date night choices in Earl’s Kitchen + Bar, Toulouse, Masero, or North Italia. A healthier option would be True Food Kitchen, and if nightlife is more your style, we can highly recommend Haywire and Kai. For those who can’t decide, spend some time with the unique offerings of Legacy Food Hall, a unique, upscale food court concept that also brings great events to our area. Shopping along the Legacy corridor can also be very eclectic and fun. Local boutiques pair well with luxury brands, presenting everything from Front Gate, Chanel, Gucci, Louis Vuitton, Tesla, and Tiffany to Cousin Earl, Rustic Cuff, Ella Bleu, and the Impeccable Pig.
Lastly, if you prefer honing your own chef skills, entertaining friends, and dining at home, it’s easy to find some incredible ingredients and resources right here. Enjoying food with people you love is more than just a pastime and we have some stores that can help elevate your experiences. At Park and Preston, you find a Whole Foods, Trader Joe’s, and Market Street. There’s also a newly redesigned Williams Sonoma if you need some special appliances and accessories.
